IMPORTANT:Under British Columbia’s real estate regulations, sellers are required to disclose certain material facts about the property before a buyer signs the contract. If essential information is omitted, you may have the right to terminate the contract or seek compensation.

Since real estate agents are not lawyers and typically handle only the administrative aspects of contract preparation, it’s critical to have an experienced legal team review the fine print.

Comprehensive Conveyancing Management

Once your property is under contract, our legal team provides detailed advice and manages all contractual obligations on your behalf.

We liaise with all parties, including your real estate agent, mortgage lender, property manager, building and inspection team, and the seller’s lawyer, as well as any relevant government authorities, to ensure every step is handled smoothly.

Verification and Searches

We conduct electronic identity verification for up to two buyers and handle all standard searches, including:

  • Property title and plan searches

  • Municipal tax and utility account checks

  • Land title registry verification

  • Strata or condominium information (if applicable)

  • Clearance certificates and compliance reviews

All documentation is securely managed using DocuSign for your convenience.

Settlement & Finalisation

We prepare and calculate all financials, arrange payments to all parties, resolve any pre-settlement issues, and coordinate the electronic closing process (PEXA or equivalent). Once settlement is complete, we notify all parties and ensure all records are updated accordingly.
